What to Expect When You Stage Your Home


You’ve made the decision to move.  Now you want to ensure that you get top dollar for your home.  The job of a qualified Home Stager is to help you show your home at its absolute best to attract the most serious offers.  Let’s walk through the three steps of Home Staging:

STEP 1 CONSULTATION:  The first step is an in-home consultation with your Stager (hopefully you call us).  This is typically a one to two hour appointment with the homeowner.   We will do a complete walk-through with you, room by room and will take detailed notes.

Here is what we’ll be looking at during the consultation:

FURNITURE:  Is there enough?  If you have empty rooms, we may recommend renting furniture to fill them.  Is there too much?  Which pieces need to be moved to another room in the house?  Is it in poor condition or dated?  Some furniture can be covered up or you can put it into storage until you move.

WALLS AND CEILINGS:  Do they need painting?  Is the paint in need of a fresh coat or a new colour?  Do you have wallpaper that should come down?

PRESENTATION:  We will look at traffic flow issues and the overall feeling of each room.  Does each room show at its best?  We will ensure that your colour scheme is pleasing to potential buyers.

REPAIRS AND MAINTENANCE:  We will look at your home through the buyers’ eyes.  If they see worn carpets, damaged tiles or countertops or cracks in the walls, they may reduce their offer a lot more than the repairs will actually cost (or they may walk away!).  We will make recommendations and put you in touch with the professionals who can take care of everything.

INTENDED PURPOSE:  You may be using a spare bedroom for storage or have your dining room set up as a home office or play room for the kids.  Buyers typically want to see how they would live in your home…with their furniture.  We will help you set up those rooms as they should be shown.

DEPERSONALIZING:  The way you live in and the way you show your home are two very different things.  Family photos and children’s artwork are meaningful to you, but not to your buyer.  Buyers want to picture themselves living in your home, not looking at who lives there now!  This can be tough for a lot of people, but remember that selling your home is all about the buyer and putting away your personal things is just temporary.  In no time, you’ll be displaying them at your new home.

STEP 2 HOMEWORK:  At the end of the consultation, we will leave you a list of notes and homework…including paint colours if needed.  You may choose to do the homework yourself or ask for our help.  Within a day or two, we will put together a staging quote for your review.


STEP 3 SHOWCASING:  This is the day we arrive to transform your property into a model suite.  We will choose and coordinate all rental furniture and accessories.  Our team will stage your home within 2 to 5 hours.  It will be fast and furious, but at the end of the day, your home will be ready to be photographed and put on the market.  Take the guesswork and stress out of selling your home by hiring a professional Home Stager to help you maximize your equity!
